Painters in Adelaide City and North Adelaide

Adelaide City and North Adelaide sit in the heart of the city: the original square mile laid out by Colonel Light, and the smaller grid across the River Torrens to its north, with the Park Lands wrapped around both. The two localities are Adelaide and North Adelaide, but each has distinct precincts. The city has the retail core around Rundle Mall and King William Street, the office towers along North Terrace and Grenfell Street, the hospitality strips of Rundle Street, Hindley Street and Gouger Street, and quiet residential corners around Hutt Street and Whitmore Square. North Adelaide is more residential: stone villas and terraces on Brougham Place, Kingston Terrace and through Lower North Adelaide, with cafes and pubs along Melbourne Street and O'Connell Street.

About the region

Painting in Adelaide City and North Adelaide

SA Painting Professionals works right across the city and North Adelaide. Much of the work is commercial and strata: office fit-outs, retail and hospitality repaints, common areas and apartment interiors in the towers along North Terrace and the East End. The rest is residential, from heritage villa exteriors in North Adelaide to cottage interiors in the south-east corner of the city. Because the city is metro Adelaide, we quote on site: we walk through the job with you, note the access and any heritage detail, and send a free, itemised, no-obligation quote. The business is licensed and insured. We work Monday to Friday, 7am to 5pm, and we schedule commercial jobs around trading hours and tenants.

North Adelaide holds some of the oldest housing in the state: 1850s to 1900s bluestone and sandstone villas, terraces and workers' cottages with lime mortar, rendered dressings, cast iron lacework and timber verandahs, many of them heritage listed. The city's south-east and south-west corners have similar single-fronted cottages and rows of terraces, most now renovated. Above and between the shopfronts are converted warehouses in the West End, 1970s and 1980s apartment blocks, and a wave of apartment towers built since the 2000s along North Terrace and the Park Lands edges, mostly rendered or clad in lightweight panels with painted balconies and steel balustrades. Hotels, student accommodation and heritage civic buildings round out the mix.

Local painting considerations

  • Heritage stone and lime mortar

Bluestone and sandstone in North Adelaide and the city corners was built to breathe. Lime mortar moves moisture out through the joints, so sealing stone with a membrane traps damp and spalls the face. We leave sound stone unpainted and focus on what was always painted: rendered quoins and string courses, timber fascias, fretwork, windows and doors, and cast iron. Where render has been patched with hard cement we use breathable coatings, prepared and applied in line with AS/NZS 2311:2017.

  • Lead paint in older buildings

Nearly every villa, terrace and shop built before 1970 in Adelaide and North Adelaide has lead paint somewhere under the top coat, and pre-1965 layers can be very high in lead. We manage it under AS/NZS 4361.2:2017. Sound lead paint is left undisturbed and overcoated. Flaking areas are wet sanded or chemically stripped with drop sheets and containment, never dry sanded or burnt off, and waste is bagged and removed. Interiors are cleaned down before anyone moves back in.

  • Apartments, strata and occupied offices

City buildings are rarely empty. We paint occupied offices, hotel corridors and apartment common areas with low-odour, low-VOC water-based paints so tenants keep working and residents are not driven out by fumes. Exteriors on multi-storey buildings need boom lifts or scaffold, and the body corporate approves the colour scheme first so every balcony, fire door and lobby matches. For retail and hospitality on Rundle Street or Hindley Street we schedule around trading hours, including early starts before the doors open.

  • Footpaths, laneways and access

Access shapes every city job. Scaffold or a lift on a public footpath usually needs a council permit, deliveries have to fit loading zone times, and many North Adelaide villas are built tight to the boundary with only a laneway at the rear. We plan this before we quote: where the gear goes, how paint and waste come in and out, and how pedestrians are kept clear. It means the figure on the quote covers the access, not just the painting.

FAQ

Questions from Adelaide City & North Adelaide customers

Other regions

Do you cover both the CBD and North Adelaide?
Yes. We cover all 2 suburbs and localities in Adelaide City and North Adelaide, which means the whole square mile inside the Park Lands and every street of North Adelaide, from Lower North Adelaide by the river up to Barton Terrace. Because we are Adelaide based, every job is quoted on site, and jobs range from a single apartment through to a whole strata building or office floor. We reply to every enquiry within one business day.
Can you paint our office or apartment building while it is occupied?
Yes, most of our city work is done in occupied buildings. We use low-odour, low-VOC water-based paints, protect floors, desks and furniture, and work floor by floor or zone by zone so people can keep using the space. For offices and shops we schedule around trading hours, and for apartment common areas we agree a program with the body corporate or building manager so residents know which corridors and lifts are affected on which days.
Our North Adelaide villa is heritage listed. Can we change the exterior colours?
Often yes, but a colour change on a heritage-listed exterior can need approval, so check with the City of Adelaide before committing to a scheme. We can put together a heritage-appropriate palette for the render, timber and iron, and paint sample patches on site so you can see them against the stone. The stone itself stays unpainted, and we use breathable coatings on the rendered elements so the walls keep drying out the way they were designed to.
Do you charge extra to travel in Adelaide City and North Adelaide?
Across metropolitan Adelaide there is no travel loading. For regional and remote parts of South Australia we build travel and, where needed, accommodation into the written quote up front so there are no surprises, and we group jobs in the same area where we can to keep costs down.
Can you quote from photos instead of a site visit?
Yes, for most jobs. Send clear photos of each area, rough measurements and a note on the surfaces and their condition through the quote form, and we will reply within one business day with an indicative itemised price. We confirm it on site before work starts, which suits regional customers and anyone who would rather skip the first visit.
