Painters on the Fleurieu Peninsula

The Fleurieu Peninsula is about an hour south of Adelaide and has two very different coasts. On the Southern Ocean side, Victor Harbor, Encounter Bay, Port Elliot, Middleton and Goolwa string along the beaches to the Murray Mouth, with Hindmarsh Island, Clayton Bay and Milang on the river and lake behind them. On the Gulf St Vincent side, Myponga, Yankalilla, Normanville and Carrickalinga sit above quieter beaches, and the road runs on through Second Valley and Delamere to the ferry at Cape Jervis. In between are the dairy paddocks of Mount Compass and Inman Valley, vineyards, and the scrub of Deep Creek and Parawa on the southern tip. It is retirement country, holiday country and farming country at the same time, and the coastal towns fill up every summer.

Painting on the Fleurieu Peninsula

From there the jobs are much like anywhere else: interior and exterior repaints of beach houses and retirement homes, restoration of stone cottages in Goolwa and Port Elliot, roof painting, deck and fence staining, farm sheds, and commercial work for motels, cafes, caravan parks and strata units on the esplanades. Goolwa was the Murray's river port and Port Elliot and Victor Harbor its early sea ports, so all three keep 1850s to 1900s stone warehouses, hotels, cottages and villas with lime mortar and timber verandahs. Victor Harbor, McCracken, Hayborough and Encounter Bay are mostly 1970s to 1990s single-storey brick veneer homes built for retirees, with render and Colorbond estates spreading at Encounter Bay and Goolwa North. Middleton, Goolwa Beach and Port Elliot have post-war fibro and timber holiday shacks, many replaced by two-storey beach houses in lightweight cladding, and Hindmarsh Island has canal and estate homes from the 2000s. Normanville and Carrickalinga mix holiday homes with new builds, while Yankalilla, Myponga, Mount Compass and Inman Valley are dairy and grazing districts with farmhouses in stone, weatherboard and Colorbond.

Local painting considerations

  • Two coasts of salt and wind

    The south coast from Waitpinga to Goolwa faces the Southern Ocean and takes the heaviest salt and wind; the gulf side at Normanville and Carrickalinga is gentler but still coastal. On both, salt sits on the paint film and eats unprotected steel. We wash exteriors with fresh water before preparation, prime rusted gutters, railings and screen frames with a corrosion-inhibiting primer, use marine-grade systems on exposed metal, and finish with UV-resistant 100% acrylic. Seaward walls always weather first, so we tell owners which elevation to keep an eye on.

  • Bushfire-prone scrub and hills

    The back of the peninsula, from Deep Creek and Parawa through Inman Valley, Hindmarsh Tiers and Mount Compass, is bushfire-prone land with BAL ratings under AS 3959. No paint changes a BAL rating and there is no fire-proof house paint, so we do not offer one. What we do is keep timber decks, verandahs, window frames and fascias sealed and sound so there are fewer gaps and splits for embers to lodge in, and we specify intumescent coatings on steel only where an engineer has called for them.

  • Port town stone and lead paint

    Goolwa's wharf precinct, Port Elliot's cottages and the older streets of Victor Harbor were built in soft stone and lime mortar that needs to breathe. We leave bare stone alone and use breathable coatings where stone has already been rendered or painted, rather than sealing it under a hard acrylic. Anything built before 1970 is treated as having lead paint beneath later coats and is prepared under AS/NZS 4361.2:2017: wet sanding, containment, no dry sanding or burning off. Timber fretwork and verandah iron are primed and finished to AS/NZS 2311:2017.

  • Holiday homes and absent owners

    Many of the houses at Middleton, Goolwa Beach, Normanville and Hindmarsh Island are holiday homes or short-stay rentals, and the owner is often in Adelaide. We quote from photos first, book the work between bookings, and arrange access through a property manager or neighbour if you cannot be there. Low-odour, low-VOC interior paints mean a rental can be let again soon after the last coat. We send photos as the job goes and walk through with you, in person or on a call, before the final invoice.

Because the peninsula is only about an hour from Adelaide we then come down, check the surfaces and lock in the number before anything is scheduled. There is no charge for the visit and no obligation to go ahead.
Can you paint our Goolwa Beach holiday house while we are back in Adelaide?
Yes, that is how most of our holiday house work on the south coast happens. We can collect keys from a property manager, a neighbour or a lockbox, work between your bookings, and keep you posted with photos as the job goes. For rentals we use low-odour, low-VOC water-based paints so the house can be let again soon after the final coat dries. You get a walk-through in person or by video before we invoice, and any touch-ups are done before we leave the peninsula.
Do you charge extra to travel on the Fleurieu Peninsula?
Across metropolitan Adelaide there is no travel loading. For regional and remote parts of South Australia we build travel and, where needed, accommodation into the written quote up front so there are no surprises, and we group jobs in the same area where we can to keep costs down.
