  • Salt spray along the coast

    Everything from West Beach to Outer Harbor cops salt-laden wind, and steel is the first casualty: gates, balustrades, roofs, gutters and window frames rust from the edges in. We wash exteriors down before any paint goes on, treat rust back to sound metal, prime with a corrosion-inhibiting primer, and finish steel with a marine-grade system. Walls get a 100% acrylic topcoat that holds its colour in the sun. Beachfront homes at Semaphore and Grange do best with a fresh-water wash-down each year to keep the salt off.

  • Reactive clay and cracked render

    The inner west, from Mile End and Torrensville through to Woodville, sits on clay that swells after winter rain and shrinks through summer. Rendered walls crack at corners, window heads and where extensions meet the original house. Painting over a live crack only hides it for a season. We rake out and fill with flexible fillers, then use an elastomeric membrane coating over cracked render so the film stretches with the wall. On hairline crazing a high-build acrylic often does the job on its own.

Abrasive blasting or mechanical preparation, zinc-rich or epoxy primers and polyurethane topcoats are typical. How often does a house near the beach need repainting?

Our 1950s house in Findon has fibro on the eaves and sleepout. Can it be painted?
Yes, provided the sheeting is intact. Fibro from that era contains asbestos, so it must not be sanded, scraped hard or water-blasted, because that releases fibres. We wash it gently by hand, spot prime any bare patches and apply two coats of exterior acrylic. If sheets are cracked, broken or drilled, they need a licensed asbestos removalist before we start, and we will tell you if that is what we find rather than paint over damage.
