Adelaide's North-Eastern Suburbs stretch from Enfield and Klemzig on the inner edge, 15 to 30 minutes north-east of the CBD, up through Ingle Farm and Modbury to the foothill estates of Golden Grove, Greenwith and Banksia Park. To the west the region takes in Pooraka, Mawson Lakes and the industrial flats of Cavan and Dry Creek. The O-Bahn busway ties much of it to the city, running past Klemzig to the interchange at Tea Tree Plaza. Tea Tree Gully itself began as a village on North East Road and still keeps a few stone buildings. Lightsview and Northgate are the newest suburbs, built on former government land at Northfield. It is a big, mostly family region of long streets, cul-de-sacs and shopping centres.

  • Foothill sun and fading render

    Golden Grove, Greenwith, Banksia Park and Tea Tree Gully climb the foothills with big north and west-facing walls that take full afternoon sun. Rendered 1990s homes there chalk and fade faster than the plains suburbs, and dark trim on eaves and garage doors blisters. We wash, treat chalking with a binding sealer, and use UV-resistant 100% acrylic topcoats. On steel roofs and Colorbond we steer clients toward lighter or heat-reflective colours so the surface runs cooler.

  • Cracked brick veneer and render

    Ingle Farm, Para Hills, Modbury North and Pooraka sit on reactive clay that shifts every season, so hairline cracks open in render, around windows and along mortar lines. Painting straight over them wastes a coat. We cut out and fill cracks with flexible fillers, treat rusted lintels, and specify an elastomeric membrane where a wall keeps moving. Interior cornices and plaster in these homes crack at the same points and are patched before the ceiling is painted.

The render on our Golden Grove home has hairline cracks. Can it just be painted?
Not straight away. The cracks are usually from seasonal ground movement, and paint alone will split again within a season. We rake them out, fill with a flexible filler, prime the repairs and then apply two coats of a UV-resistant acrylic, or an elastomeric membrane coating on walls that keep moving. Chalky, faded render is washed and sealed first so the new paint bonds. The result looks like fresh render, not a patched wall.
