Adelaide's Inner Northern Suburbs sit 5 to 15 minutes north of the CBD, between the North Adelaide parklands and Grand Junction Road. It is a compact region of 15 suburbs. Prospect and Nailsworth have leafy streets of villas and bungalows either side of Prospect Road and Main North Road. Walkerville, Gilberton and Medindie sit closer to the River Torrens and hold some of the largest older homes in the city. Kilburn and Blair Athol, further out along Churchill Road, were built up after the war and are now busy with infill townhouses. Ovingham and Fitzroy are small pockets of cottages near the railway line. The whole area is well established and close to the city, and many streets carry heritage or character zoning.

This is one of the oldest parts of suburban Adelaide. Medindie, Gilberton, Walkerville and Fitzroy hold grand bluestone and sandstone villas from the late 1800s, some with slate roofs, timber fretwork and rendered quoins. Prospect, Nailsworth and Thorngate are known for Federation villas and 1920s bungalows in brick, freestone and rough-cast render, with a scattering of Tudor-style homes from the 1930s. Collinswood, Broadview, Sefton Park and Vale Park filled in between the wars and after, mostly in cream and red brick with rendered gables. Kilburn and Blair Athol were largely Housing Trust double brick from the 1950s, and today these two suburbs carry most of the region's new rendered townhouses and two-storey infill. Ovingham has small workers' cottages beside the railway.

  • Heritage stone and timber detail

    Villas in Prospect, Medindie and Walkerville were built to show their stone, so we never paint bare bluestone or sandstone. The paintwork is on the timber: fretwork, verandah posts, brackets, window frames and eaves, plus rendered quoins, string courses and chimneys. Lime-based render needs breathable coatings rather than a sealed acrylic skin, so moisture can escape without blistering. We work to AS/NZS 2311:2017 for preparation and choose colours that respect the original palette where a heritage overlay applies.

    Nearly every house in the inner north built before 1970 is likely to carry lead-based paint under later coats, especially on timber trim, doors and window sashes. We manage it under AS/NZS 4361.2:2017: sound paint is left in place and overcoated, loose paint is removed by wet sanding or chemical stripping with containment, and we never dry sand or burn it off. Gardens and neighbouring paths are sheeted, and clean-up is thorough.

Rendered bungalows and post-war brick homes crack at lintels, corners and around windows as the ground swells in winter and shrinks in summer. We rake out and fill cracks with flexible fillers, prime the patches, and on badly affected walls apply an elastomeric membrane coating that bridges hairline movement instead of splitting again the next season.

    Kilburn, Blair Athol and Sefton Park are full of new two-storey townhouses on subdivided blocks, often with neighbours a metre away. New build painting there means coating rendered lightweight cladding, Colorbond trim and plasterboard interiors to a consistent standard across every unit in a development. We use low-odour water-based paints so adjoining homes are not disturbed, and we protect fences, driveways and shared paths from overspray.

Preparation takes the longest: washing, scraping, sanding, filling, caulking and priming before two topcoats. We give you a firm start date and program in the quote, and we work Monday to Friday, 7am to 5pm, so you know when we will be on site.
