Painters on the Limestone Coast
The Limestone Coast fills the south-east corner of South Australia, 3 to 5 hours south-east of Adelaide along the Dukes and Princes Highways. Mount Gambier is the regional city, built on limestone at the foot of an extinct volcano with the Blue Lake in its crater. Around it are the pine forest and timber towns of Millicent, Nangwarry, Mount Burr and Tarpeena, the dairy country of Glencoe and Allendale East, and Port MacDonnell on the Southern Ocean. North lie Penola and the Coonawarra vineyards, Naracoorte and its caves, and the Tatiara towns of Bordertown, Keith and Mundulla on the highway to Melbourne. The coast runs from Port MacDonnell through Carpenter Rocks, Southend and Beachport to the old port of Robe, Cape Jaffa and Kingston SE.

About the region
Painting on the Limestone Coast
Painting here is a different job from painting in Adelaide, and SA Painting Professionals plans for it. The region is cool and wet for much of the year, so we schedule exteriors for the drier months and interiors for winter, and we use mould-resistant systems as standard. Work covers interior and exterior repaints of limestone, brick and timber homes, roof painting, mill house and farmhouse repaints, deck and verandah staining, and commercial painting for motels, cellar doors, shops and strata buildings in Mount Gambier and Naracoorte. Mount Gambier is built of its own stone. Its older streets carry 1850s to 1910s dressed limestone cottages, villas, churches and shopfronts, then rings of post-war Housing Trust homes, 1960s and 1970s brick veneer, and newer rendered and Colorbond estates towards Suttontown, Worrolong and Moorak. The timber towns of Nangwarry, Mount Burr, Tarpeena and Kalangadoo are lined with 1940s to 1960s timber and fibro mill houses. Naracoorte, Penola, Millicent, Bordertown and Keith are late 1800s stone and brick townships with post-war brick on their edges. Robe has some of the state's oldest stone buildings beside many holiday homes, from fibro shacks to new lightweight-clad builds, and Beachport, Southend, Kingston SE and Cape Jaffa follow suit. Farms around Glencoe, Allendale East and Lucindale run to homesteads and steel sheds.

Local painting considerations
Cool, wet winters and mould
Mount Gambier and the South East are cooler and wetter than Adelaide, and long grey winters leave south-facing walls, eaves, verandah ceilings and timber trim spotted with mould and mildew. Every exterior gets an anti-mould wash before preparation, then mould-resistant paints on the shaded sides and in bathrooms and laundries inside. Timber weathers quickly in this climate, so decks, fences and window sills need regular recoating. We plan exteriors for the drier months so each coat cures properly between showers.
Limestone that needs to breathe
Soft Gambier limestone soaks up moisture and lets it out again, and a wall sealed under a hard, non-breathable film will blister and shed paint as water is trapped behind it. Unpainted stone is best left bare and repointed with lime mortar. Stone and render that has been painted before gets breathable coatings and lime-compatible repairs, and damp at the base of a wall is pointed out rather than painted over. Old coats on pre-1970 homes are treated as lead paint under AS/NZS 4361.2:2017.
Southern Ocean salt on the coast
Robe, Beachport, Southend, Carpenter Rocks and Port MacDonnell face the Southern Ocean and its westerly weather, and Kingston SE and Cape Jaffa sit on the open coast below the Coorong. Salt spray and driving rain strip paint from the seaward side of a house first and rust unprotected steel. Coastal jobs get a fresh-water wash, corrosion-inhibiting primers on gutters, railings and shed cladding, marine-grade coatings on exposed metal and UV-resistant 100% acrylic topcoats, with the exposed elevation checked first.
Mill houses and timber weatherboards
The forestry towns of Nangwarry, Mount Burr, Tarpeena and Kalangadoo have rows of timber and fibro mill houses built for forestry workers, most painted long before 1970. Weatherboards here need loose paint removed by wet sanding or scraping with containment, no dry sanding or burning off, then a primer suited to the timber and two coats of flexible 100% acrylic. Intact fibro is washed by hand and painted, never sanded or water-blasted. Rotten boards are replaced before painting, not filled and hidden.
