Front-of-house retail and hospitality want a crisp, consistent finish that matches the brand colours exactly. Exteriors on multi-storey strata and commercial buildings need scaffold, lifts or rope access, weather planning and durable 100% acrylic or elastomeric systems on render and concrete. Steel, roller doors and railings need a rust-inhibiting primer and a tough enamel or two-pack topcoat. We match the product to each surface and list it on the quote.

  • Site walk, scope and program

    We inspect the site or work from your drawings, confirm which areas, surfaces and finishes are included, and produce a written program showing the sequence and which areas are affected on which days or nights so you can plan staff, stock and residents around us.

  • After-hours and staged work

    Painting is scheduled after hours, overnight, on weekends, during school holidays or in staged sections to suit your trading. Each shift ends with the area cleaned, barriers removed where it is safe to do so, and the space ready for use the next morning.

  • Protection and signage

    Floors, benches, joinery, equipment and stock are covered or moved and covered. Work areas are sectioned off with barriers, wet paint signage and, where required, exclusion zones so staff, customers and residents are kept clear of the work and the fumes.

  • Preparation and repairs

    Walls are washed, scuffs and holes filled, cracks raked and filled, damaged plasterboard patched and glossy surfaces sanded or adhesion primed. Old signage, hooks and fixings are removed and the holes made good so the new finish is clean and unmarked.

  • Two-coat systems on walls and ceilings

    Walls receive two full coats of scrubbable low-sheen or semi-gloss acrylic over a suitable primer. Ceilings are coated in a flat, non-reflective finish. Sheen and colour are kept consistent across whole floors and tenancies so nothing looks patched in.

  • Doors, frames, trim and steel

    Doors, frames, skirtings, handrails, balustrades, roller doors and steel are prepared and finished in durable enamel or two-pack systems, with rust-inhibiting primers on metal and adhesion primers on powder-coated or factory-finished surfaces.

  • Strata common areas and exteriors

    Foyers, corridors, stairwells, car parks, balconies, fences and the building exterior are painted to the scheme agreed by the body corporate, with access equipment, resident notices and staged closures organised in advance so nobody is locked out.

  • Colour matching and brand colours

    We match paint to brand colours, designer schedules or existing strata schemes, supply drawdowns or sample patches for approval, and record every colour and product so future touch-ups, extra sites and later stages match the original work.

  • Compliance and safety

    Itemised quote and program

    You receive a free, itemised quote listing every area, surface, product and colour, plus a program showing when each area is out of use. For strata schemes we present staged options the committee can take to a meeting for approval.

  3. Step 03

    Approvals and scheduling

    Once approved, we confirm colours with drawdowns or sample patches, complete any site inductions, order materials and lock in dates around your trading hours, tenancy changeovers, school holidays or resident notice periods.

  4. Step 04

    Preparation and protection

    Each shift starts with barriers, signage and protection of floors, fixtures and stock. Surfaces are washed, filled, sanded and primed. We photograph any existing damage and flag anything outside the agreed scope before painting it.

  5. Step 05

    Painting in stages

    Areas are painted in the agreed sequence, usually ceilings then walls then trim, with drying time respected between coats. Occupied areas are returned clean and usable at the end of every shift, and we update you on progress against the program.

  6. Step 06

    Handover and records

    We walk the site with you or your facility manager, complete touch-ups on the spot and hand over a record of products and colours used with labelled leftover paint for maintenance. Any defect items are closed out before the final invoice.

Materials

Commercial paint systems

Commercial surfaces get products chosen for wear, cleaning and occupancy, not just colour.

  • Low-VOC, low-odour interior acrylics

    Water-based, low-VOC acrylics for walls and ceilings, such as Dulux Professional, Taubmans Endure or Haymes Ultra Premium, let offices, clinics, schools and apartments be painted while occupied or overnight, with rooms back in use the next morning.

  • Scrubbable and anti-microbial finishes

    High-traffic corridors, classrooms, waiting rooms and hospitality areas get scrubbable low-sheen or semi-gloss acrylics that stand up to wiping and cleaning chemicals. Medical and aged care fit-outs can specify anti-microbial coatings where the brief calls for them.

  • Two-pack and polyurethane coatings

    Doors, handrails, balustrades, roller doors and back-of-house walls that cop trolleys and knocks are coated in two-pack epoxy or polyurethane systems for a hard, chemical-resistant finish. Epoxy and polyurethane floor systems are available for plant rooms, kitchens and warehouses.

  • Exterior acrylics and elastomeric membranes

    Rendered and concrete exteriors on strata and commercial buildings receive UV-resistant 100% acrylic topcoats, with elastomeric membrane coatings over cracked render and concrete repairs so seasonal movement does not reopen the cracks the following year.

  • Metal primers and enamels

    Steel columns, awnings, fences, gates and railings are prepared with a rust-inhibiting primer, or an etch primer on galvanised and Colorbond surfaces, then finished in a durable enamel or two-pack topcoat, with marine-grade systems specified near the coast.

  • Specialty coatings

    Anti-graffiti clear coats for exposed walls, dry-erase wall coatings for offices and classrooms, intumescent coatings on steel where an engineer has specified them, and slip-resistant floor coatings assessed under AS 4586 for ramps and wet areas.

  • APAS-approved products

    Where a specification, government or education contract calls for it, we use products approved under the Australian Paint Approval Scheme, and we provide product data sheets and safety data sheets with the quote or on request from your facility manager.

    Floor area and ceiling height

    Wall and ceiling area sets the base quantity. High ceilings, voids, atriums and stairwells need scaffold or lifts and slow the cutting-in, so a warehouse office and a retail shell are priced quite differently.

    Hours of work

    After-hours, overnight and weekend shifts cost more than standard hours because of penalty rates and shorter productive shifts. Staged work that returns areas to use each morning also adds set-up and pack-down time.

    Condition and preparation

    Sound walls need a wash, fill and sand. Heavy scuffing, old signage holes, water damage, cracked render, rusted steel or a change from dark to light colours all add preparation time and extra coats.

    Surface types and systems

    Plasterboard rolls quickly. Concrete block, render, steel, roller doors and floors need specific primers and two-pack or membrane systems that cost more in product and take longer to apply and cure.

    A single wall colour and one trim colour across a floor is the most efficient. Brand colours, feature walls, wayfinding colours and multiple sheens add cutting-in, masking and colour changes.

    Strata approvals and staging

    Strata work often runs in stages across buildings or financial years, with notices to residents and staged closures of car parks and stairwells. Staging adds mobilisations, which we set out clearly so the committee can compare options.
