Gawler, Willaston and Gawler South keep a strong 1800s core of stone cottages, villas and two-storey shopfronts with lime mortar and iron lace. Salisbury itself has an 1840s township core of stone buildings. Salisbury North, Elizabeth, Elizabeth Vale and Davoren Park were laid out by the Housing Trust from the 1950s: modest double brick homes, semi-detached pairs and some fibro-clad houses, many now privately owned and extended. Parafield Gardens, Brahma Lodge and Salisbury Downs are 1970s brick veneer; Paralowie, Craigmore, Hillbank and Salisbury Heights came through the 1980s and 1990s. Munno Para West, Andrews Farm, Blakeview, Smithfield and Evanston Gardens are estate land from the 2000s on, in render, Hebel and Colorbond. Angle Vale, Virginia, Lewiston and Two Wells mix acreage homes with farmhouses, glasshouses and packing sheds, while St Kilda and Thompson Beach are shack and transportable-home settlements.

Local painting considerations

  • Housing Trust homes, fibro and lead

    Much of Elizabeth, Davoren Park and Salisbury North was built before 1970, so original paint on timber, eaves and steel windows is likely to contain lead, and some homes and sleep-outs are clad in fibro sheeting. We keep sound paint in place and overcoat it, wet sand or strip loose areas under containment, and never dry sand or burn old paint, as set out in AS/NZS 4361.2:2017. Fibro is washed by hand and painted intact; we do not sand or water-blast it.

  • Plains heat, dust and wind

    Angle Vale, Virginia, Two Wells and Mallala are open, flat and exposed. Summer days regularly pass 35°C, north winds carry dust off the paddocks, and there is little shade. Exterior paint needs a UV-resistant 100% acrylic topcoat, lighter colours on Colorbond sheds and roofs, and a proper wash to get grit off before priming. We start early in summer, follow the shade around the house, and do not apply water-based paint in hot wind, when it skins before it can level.

  • Salt on the gulf shacks

    St Kilda, Thompson Beach, Middle Beach, Parham and Webb Beach face the mangroves and samphire flats of Gulf St Vincent, and salt gets into everything. Steel window frames, verandah posts and shed cladding rust from the bottom up, and paint chalks quickly. We wash salt off before every coat, use corrosion-inhibiting primers on bare steel, and specify marine-grade or protective systems on exposed metal, following AS/NZS 2312.1:2014 where structural steel is involved. Transportable and fibro shacks get the same careful hand preparation.

  • First repaints on new estates

    Estate homes in Munno Para, Andrews Farm, Blakeview and Hewett are reaching their first repaint. Rendered Hebel and blueboard walls develop hairline cracks as the clay under these suburbs settles, builder-grade paint chalks early, and Colorbond fascias fade unevenly. We fill and prime cracks, wash off chalk, and apply a proper two-coat acrylic system, or an elastomeric coating where cracks keep opening. Many estates carry colour covenants, so we check the scheme before quoting colours.

Our Elizabeth home is an original Housing Trust house. Is it safe to repaint?
Yes, provided the old paint and any fibro sheeting are handled correctly. Homes built before 1970 are likely to have lead paint under later coats, so we leave sound paint undisturbed, overcoat it, and remove loose paint by wet sanding or chemical stripping with containment, never dry sanding or burning. Fibro cladding is washed gently and painted while intact, not sanded or water-blasted. This is standard practice for us across Elizabeth, Davoren Park and Salisbury North, and it is set out in AS/NZS 4361.2:2017.
Can you paint the outside of a house in the northern summer heat?
Yes, with some planning. On days over 35°C we start at 7am on the shaded side, move around the house with the shade, and stop applying exterior water-based paint when hot north winds pick up, because it dries before it can level. Colorbond and steel are painted early while they are cool to touch. Spring and autumn give the best conditions on the plains, so if your job can wait we will suggest a date in those months.
